Help to Buy Valuations

A Help to Buy valuation is required when repaying all or part of your Help to Buy equity loan. The valuation determines the current market value of your property, which is then used to calculate the amount owed to the scheme provider.

This valuation must be carried out by an independent RICS Registered Valuer and provided in a formal report that meets the scheme’s requirements. It is typically needed when you are selling your property, remortgaging, or choosing to repay the equity loan.

Shared Ownership Valuations

A Shared Ownership valuation is required when buying additional shares in your property (staircasing) or when selling your share. The valuation establishes the current market value of the property, which is then used to calculate the price of the share being bought or sold.

 

This valuation must be carried out by an independent RICS Registered Valuer and provided in a formal report that meets the requirements of your housing provider. In most cases, the report is valid for a limited period, after which an updated valuation may be needed.

A Matrimonial valuation is required to establish the market value of a property during divorce or separation proceedings. This valuation provides an impartial assessment of the property’s worth, helping to inform financial settlements and ensure a fair division of assets.

This valuation must be carried out by an independent RICS Registered Valuer and is typically prepared as a formal report suitable for use by solicitors or the court. In some cases, the valuer may be appointed jointly by both parties as a Single Joint Expert to provide an unbiased opinion.
