Built on trust and technical excellence
Charlecote Estates began over 40 years ago when Rob Cleaver founded the original practice with a clear ethos: to provide clients with dependable, expert-led property services grounded in integrity. Today, under the leadership of Rob’s son, James Cleaver, the firm continues to uphold those same values, combining deep technical capability with a personal, relationship-focused approach.
What started as a building consultancy has grown into a multi-disciplinary practice offering surveying, valuations, commercial and residential property management, rent reviews, lease advisory, project delivery and asset management — all delivered with the accuracy and care expected of an RICS-regulated firm.

Charlecote Estates is led by James Cleaver and Nicholas Faulkner, whose combined experience brings together modern, forward-thinking practice and long-established professional standards.
James has overseen the firm’s evolution since 2010, guiding Charlecote’s growth with a clear strategic focus on building a forward-thinking practice built on traditional professional standards. Nick is a Chartered Surveyor with over 30 years’ experience of building and advising successful property businesses, with a particular depth of expertise in leasehold and estate management.
Together James and Nick strengthen Charlecote’s capabilities across a broadening range of real estate consultancy services. Their complementary skill sets support the firm’s continued growth and enhance the level of advice and service available to clients across the UK.

A Chartered Surveyor with 20 years’ experience, James Cleaver relaunched Charlecote Estates in 2010, after starting his career in Central London with a leading national firm.
He combines commercial acumen with technical expertise across valuation, asset management, and development, guiding the business with a hands-on and strategic approach.

A Chartered Surveyor with over 30 years’ experience in complex property management, Nick Faulkner was a founding member of the Institute of Residential Property Management (now part of the TPI), a former lecturer on the CPD circuit in leasehold best practice for the University of Portsmouth and the Royal Institution of Chartered Surveyors.
Nick brings strategic insight, sector expertise and entrepreneurial drive to Charlecote Estates.

With over five decades in property, Robert is a Chartered Surveyor with a history of entrepreneurial success. He co-founded Basepoint, which grew into a regional network before floating on the AIM market, has delivered major commercial developments across the UK, and is a seasoned trustee and board director.
